  • Finding the hidden mold – We use moisture sensing equipment to find the “breeding ground” of the mold colony. Such places can be hidden for extended periods under floors, inside walls, or in the attic.
  • Cleaning and Sanitizing – Drywall and wood components are removed to expose the infested areas, which are then scrubbed with powerful antimicrobials and sanitizers.
  • Drying and Restoring – Affected areas are dried before replacing any of the damaged components with fresh materials. Powerful fans and dehumidifiers are brought in to ensure that no pockets of moisture are left behind.
  • Checking contents – The contents of the premises are checked for signs of mold. Any salvageable items are cleaned and restored for normal use. Any unsalvageable items are disposed of with the debris.

When everything else is finished, a post-remediation verification (PRV) air test should be taken (like the one conducted at the beginning) to ensure a safe, healthy, and mold-free environment. Testing is highly advisable because it may protect a business owner from any litigious actions that may arise later. There have been cases in which property owners were found to be responsible for physical ailments stemming from the presence of black mold.

The property owner may opt to hire a licensed third party to conduct the test, someone who has no vested interest in the outcome. The PRV test (also called a clearance test) shows that the mold remediation has been cleared at least to a prescribed healthful level. Generally, the test should indicate that mold levels inside the premises are approximately equal to the outside air.
